Rent & Easy Stay - Terms and Conditions

General Terms and Conditions:

1. Acceptance of Terms: By booking accommodation with Rent & Easy Stay, you acknowledge that you have read, understood, and agreed to abide by these terms and conditions. These terms constitute a legally binding contract between you and Rent & Easy Stay.
2. Accuracy of Information: While we strive to provide accurate and up-to-date information about our properties, we cannot guarantee the absence of errors or omissions. All descriptions, photographs, and information provided on our website or other booking platforms are for general guidance only and do not form part of any contract.
3. Liability: Rent & Easy Stay shall not be liable for any loss, damage, or injury suffered by guests or their property during their stay, except where such loss, damage, or injury is caused by the negligence or willful misconduct of Rent & Easy Stay.
4. Booking Confirmation: A booking is considered confirmed once the initial deposit or full payment has been received and acknowledged by Rent & Easy Stay.

Offer:

Rent & Easy Stay offers a diverse selection of luxury vacation rentals including apartments, villas, holiday houses, and rooms in Zadar, Croatia. Each property is carefully curated to ensure the highest standards of comfort, convenience, and luxury.

Contract:

1. Formation of Contract: A contract is formed between Rent & Easy Stay and the guest upon receipt of the initial deposit or full payment, whichever is applicable. The contract shall be deemed to have been concluded at the time of confirmation of the booking.
2. Terms of Contract: The terms of the contract include the details of the accommodation, pricing, payment terms, cancellation policy, and any additional services requested by the guest.

Payment:

1. Payment Methods: Rent & Easy Stay accepts payment via credit card (Visa, MasterCard, American Express) or bank transfer. All payments must be made in Euro (EUR).
2. Currency Exchange: All prices are quoted in Euro (EUR). If payment is made using a non-Euro currency, the exchange rate used for conversion will be determined by the guest's bank or payment provider. Any fees or charges associated with currency exchange will be the responsibility of the guest.
3. Utility Bills: The rental amount includes electricity, water, and other utility bills unless otherwise stated. Guests are responsible for any additional charges incurred during their stay, such as phone calls, additional cleaning, or services not included in the rental price.
4. Payment Terms:
   • A deposit of 30% of the total booking amount is required within 3 days of booking to secure the reservation.
   • The remaining balance is due at least 42 days before the arrival date if the booking is made 56 or more days in advance.
   • If the booking is made 55 days or less before the arrival date, the full payment is due immediately.
5. Late Payment: Failure to make payment by the specified due date may result in the cancellation of the booking and forfeiture of the deposit.

Cancellation:

1. Cancellation Policy: Cancellations made:
   • 42 days or more before the arrival date: No cancellation fee, full refund of the deposit.
   • 41-35 days before the arrival date: 50% of the total booking amount will be retained.
   • 34-21 days before the arrival date: 80% of the total booking amount will be retained.
   • 21-0 days before the arrival date: 100% of the total booking amount will be retained.
2. Refunds: Refunds for cancellations will be processed within 14 days of the cancellation request.

Changes to the Contract:

Changes to the booking, including amendments to the dates of stay or the number of guests, are subject to availability and may incur an administrative fee of 50 Euro per change.

Traveler's Obligations:

1. Respect for Property: Guests are expected to treat the property and its contents with respect and care. Any damage or loss caused by the guest during their stay will be the responsibility of the guest and may result in additional charges.
2. Registration Information: Guests are required to provide accurate and complete information about all guests staying at the property, including full names, dates of birth, and passport or identification numbers, for registration purposes.
3. Compliance with Rules: Guests must adhere to all house rules and regulations, including but not limited to quiet hours, no smoking inside the property, and no parties or events without prior approval.

House Rules:

1. Check-in and Check-out: Check-in is from 16:00 onwards, and check-out is until 10:00. Early check-in or late check-out may be available upon request and subject to availability.
2. Occupancy and Usage: The maximum occupancy of each property is specified in the property description and must not be exceeded at any time. Guests must adhere to all house rules and regulations, including but not limited to quiet hours, no smoking inside the property, and no parties or events without prior approval.
3. Pets Policy: Pets are allowed in certain properties, subject to prior approval and payment of a pet fee. Pets are not allowed in the swimming pool, on couches, or beds. Guests must ensure that pets are supervised and kept under control at all times.
4. Youth Groups: Youth groups may be permitted in certain properties at the discretion of Rent & Easy Stay. However, if the property does not allow youth groups, the reservation will be canceled, and the deposit will be refunded in full.
5. Swimming Pool and Jacuzzi Usage: Guests are advised to use swimming pools and jacuzzis at their own risk and in accordance with any safety guidelines provided. Standing on the lid of the jacuzzi is strictly prohibited. Any damage caused to swimming pools or jacuzzis as a result of guest negligence will be the responsibility of the guest.
6. Environmental Considerations: Rent & Easy Stay is committed to promoting environmental sustainability and encourages guests to conserve energy and water during their stay. Guests are requested to dispose of waste responsibly and respect the natural surroundings of the property.

Security Deposit:

A security deposit may be required for certain properties to cover any potential damages or additional charges incurred during the stay. The amount of the security deposit will be specified in the booking confirmation and must be paid in cash on the day of arrival. The refund of the cash deposit will be made upon departure. For credit card deposits, the refund will be processed within 14 days after departure, minus any deductions for damages or additional charges.

Damage:

Guests are responsible for any damage caused to the property or its contents during their stay. Rent & Easy Stay reserves the right to deduct the cost of repair or replacement from the security deposit or charge the guest's credit card for any damages beyond normal wear and tear.

Complaints:

Any complaints or issues with the property should be reported to Rent & Easy Stay immediately to allow for prompt resolution. Rent & Easy Stay will make every effort to address and resolve complaints in a timely and satisfactory manner.

Special Requests:

Special requests, such as early check-in, late check-out, or additional services, are subject to availability and may incur additional charges. Rent & Easy Stay will make every effort to accommodate special requests but cannot guarantee availability.

Higher Circumstances:

Rent & Easy Stay shall not be liable for any failure or delay in performing its obligations under the contract if such failure or delay is caused by circumstances beyond its reasonable control, including but not limited to pandemics, environmental hazards/disasters, border closures, natural disasters, or war.

GDPR Compliance:

Rent & Easy Stay complies with the General Data Protection Regulation (GDPR) regarding the collection, storage, and processing of personal data. Guest information will be handled in accordance with our privacy policy, which can be found on our website.

These terms and conditions constitute the entire agreement between the guest and Rent & Easy Stay and supersede all prior agreements and understandings, whether written or oral. By booking accommodation with Rent & Easy Stay, you acknowledge that you have read, understood, and agree to abide by these terms and conditions.
